Can Concrete Coatings Be Installed in Florida Summer Humidity? What Installers Check

Yes, when conditions suit the system and the slab. Installers check the air and slab temperature, the dew point and the moisture in the concrete, start early before afternoon storms, and reschedule when the readings are off. The exact limits come from the data sheet for the system being used, not from a rule of thumb.

So, can concrete coatings be installed in Florida summer humidity? At Peach Concrete Coatings we install garage coatings year-round, test the slab for moisture first, and reschedule when conditions fall outside the system’s limits.

What Installers Watch

Three things matter: temperature, humidity and slab moisture. Relative humidity alone misleads, so we also watch the dew point, the temperature at which the air can no longer hold its moisture. A higher dew point means more moisture in the air, whatever the humidity reading says.

A Seffner garage we coated in July 2026 shows how a summer morning goes when the conditions suit. We started around 7 a.m. with the door open, logged the air and slab readings at the start, and finished by early afternoon.

Best Time of Day to Install a Garage Floor Coating in Florida

Early. Florida afternoons bring heat on the slab and storms, so we start in the morning and plan to be done before the worst of both. Working inside the garage out of direct sun matters too, because a hot slab can cause surface problems.

What Humidity Is Too High to Coat a Concrete Floor

The limit comes from the data sheet for the system being used and from our practice, and we do not coat outside it. My working rule from over 100 floors we have coated is to want air humidity at or below about 75% and a slab at least 5°F above the dew point, and to hold the job if either is off, though the data sheet for your system always has the final say.

What we can show is how we read a day. In this completed Lithia project, a block-walled garage had damp patches near the door when we arrived. The instrument beside the slab read 78.5°F and 68%, and with water still on the floor we held the install.

Can You Coat a Concrete Floor Right After It Rains

Not until the slab has dried and we have checked it. Concrete is porous, and rain can raise the moisture inside the slab, not just wet the top.

In that same garage, water was standing near the open door after storms. We moved the install to the next dry window, two days later, after a full day without rain and with the standing water gone from the floor, checked the slab again, and coated it then. A storm during or after an install is a different risk, because rain on a coating that has not cured can mark the finish. So we watch the forecast and move the date.

How to Test Concrete Moisture Before Coating a Floor

Two common slab moisture tests are the calcium chloride test, which measures how much moisture a sealed kit pulls from the surface, and the in-slab humidity probe, which reads the humidity inside drilled holes. Both follow ASTM methods and take time.

Our crew checks every slab with a moisture meter and a taped-down plastic sheet. A handheld meter gives a quick reading, not one of those two standard tests. This one read 3.8% on the concrete setting, one data point we weigh with the rest, and a result above the system’s limit stops the job. For what happens when moisture is ignored, see our post on peeling floors.

Is Summer or Winter Better to Coat a Concrete Floor in Florida

Neither, always. Summer brings heat, humidity and afternoon storms. Cooler months bring slower cures and dewy mornings. We install in both and change the plan to match.

A  patio in Wesley Chapel, July 2026 sat in direct sun, so we taped it into sections, set up shade over part of the slab and started earlier.

What You Can Do on Install Day

Clear the garage or patio, keep sprinklers and hoses off the slab, and keep the driveway and door area open for the crew. Light foot traffic is fine after 6 to 8 hours.

Questions to Ask Your Installer

  1. Which system and data sheet will you use, and what are its application limits?
  2. What do you measure on the day, and do you log it?
  3. What time do you start in summer?
  4. How do you test slab moisture, and what result stops the job?
  5. What do you do if rain comes before or after the install?
  6. How does the written warranty treat moisture?
  7. When can I walk on the floor, and when can I park on it?
  8. Can you show me readings from a past summer job?

FAQ

Will a storm right after installation hurt the floor?

It can if the coating has not cured. We watch the forecast and move the install instead of gambling, and we check the floor if rain does arrive.

Does the garage door need to stay closed during the install?

We keep it open while we work for airflow, and we tell you when to close it.

Can I use the garage the same day in summer?

Light foot traffic is fine after 6 to 8 hours. Cars wait longer, and we give you that time for your system before we start.

Do you coat outdoor patios differently in summer sun?

Yes. We start earlier, add shade and work in sections.

What if my slab fails the moisture test?

We stop and tell you what it will take to fix, and we do not coat over it.
